| Every Landlords Legal Guide |

Product Details This is a practical, well-organized manual for how to be a good landlord and avoid some of the pitfalls of owning rental property. Sample leases and rental agreements, information about liability, discrimination, repairs, and maintenance, and how to deal with problem tenants fairly and legally are all contained in here. Maybe if more landlords read this book, more tenants would feel like they and the owner are not intrinsic adversaries. Even though we get along quite well, and have for the last 22 years, I lent my copy to my landlord--for the other tenants' sakes!
Product Reviews (5 stars) - Useful Place to Start When it was discovered that a tenant of ours was keeping dogs in the apartment without permission, and wouldn't get rid of them, it was time to evict. Every Landlord's Legal Guide was an excellent resource with relevant advice on how to go about it. Because laws do vary from state to state, be sure to test the advice against your state's laws. However, with a solid background from this book, you at least know where to start looking.
(4 stars) - Excellent resource for buying and maintaining your property This book is an excellent resource for buying and maintaining investment property. Its step by step approach is easy to follow and read. Excellent sections on insurance including property coverage and personal liability. It might be too basic for someone that already knows about rental property but for someone starting out, the level of detail is great. Hopefully I wont need to call on the sections for problem renters, but having this book handy as a reference manual is a must.
(5 stars) - Great book! Pros:
Great tips and information on everything you need to know on being a landlord. Plus it comes with a CD that has about 20+ printouts of forms for your tenants! That's a deal in itself.
Cons:
The book does not go in depth on state to state laws, but it does tell you were to go to get the information.
Other thoughts:
This book is a great book for the 1st time Landlord like myself. I learned a ton for reading threw it.
(4 stars) - Used It Right Away - Good Legal Companion If you have rental property then you either need to understand all the different ways to dot your i's and cross your t's. It can be confusing, and even with just one rental property we've had more headaches than we care to think about over the years.
When we saw this NOLO book we picked it up because NOLO has always had great (if not a bit concise at times) reference guides for various subjects where you need to know the rules of the road. This book did not dissapoint -- though I will point out that rental rules can vary depending on what COUNTY or even CITY you live in. Keep in mind this book is more of an overview of specific topics, and not the end-all authority on rental laws and regulations. Having said that, this book is still a must-have reference for any landlord.
The book has a number of forms that come in real handy (the forms alone can cost you $50+ at many stores) that you can use over and over again. Not to mention very handy checklists and other tools to keep things in order.
Well worth the money and the NOLO quality lives on!
(4 stars) - Great reference for landlords This book is a great reference for landlords concerning legal issues with property. I only rated this a four because I haven't completely read the book. So far, I have only used it for reference. However, it's a great tool to avoid being blindsided on a legal issue if you're a landlord.
